To acquire tremendousphysical fitness you have to take action today ...

The physical fitness benefits are there for the taking. Just do it. Everyone knows how to procrastinate and blow off a work out, and there are some people who just fizzle out after a week or maybe even a month. Once you start you have to stick with your program or it won?t work.

Also, exercise of certain types helps to increase bone mass, and that is something women should look into. It?s becoming better known that women have to be careful about decreasing bone mass as they age, as this is responsible for many diseases related to the bones and joints.

Working out can help to lower your blood pressure, which is related to your heart and overall health. See your doctor and talk to him or her about this concern. If you suffer from diabetes, or have risk factors for it, a fitness program can help to control this.

For those that prefer strength training, that?s great. Strength training offers tons of benefits. The benefits will be mostly the same whether you use regular weights or you body weight for resistance. Just a few great fitness perks include: greater muscle strength and definition, stronger ligaments and tendons, decrease in body fat, more muscle mass, healthy changes in your blood chemistry, plus many more. Each Wednesday, The Wrap presents a compilation of recent noteworthy commercial real estate stories from a variety of publications. Here are five stories that caught our eyes in recent days:

Hartman simons commercial real estate blog wednesday wrap? ?American Cities Are Revitalizing Their Downtowns and Recreating Their Profiles? ? By Susan Piperato of National Real Estate Investor. Cities across the country are revamping their downtowns, even during the Great Recession. This article looks at how four cities ? Miami; Newark, N.J.; Oakland, Calif; and Oklahoma City ? have pumped new life into their central business districts.

In each case, development agencies have lured businesses, retailers and residents by successfully combating unfavorable images of their cities. Newark and Oakland officials have had to deal with perceptions that their downtowns are crime-ridden, while Oklahoma City has been saddled with the image that it?s too reliant on the oil industry.

Cities ?live on the back of a story about themselves,? Alan Greenberger, Philadelphia?s deputy mayor for planning development, told Piperato. ?And sometimes it might be old and outdated.?

? ?Construction Jobs Grow but ?Too Many States? Still Suffering? ? by Erika Morphy of GlobeSt.com. Construction jobs increased in 30 states from February 2011 to February 2012, according to a recent analysis of Labor Department data by the Associated General Contractors of America.

Eighteen states suffered declines during that timeframe, while the numbers remained the same in two states.

Ken Simonson, chief economist for the association, said in a statement that the numbers are encouraging but added, ?The industry is still struggling in too many states to declare that construction is in full recovery.?

? ?Economy Watch: Consumers Feeling Pretty Good? ? by Dees Stribling for Multi-Housing News. The Reuter?s/University of Michigan Consumer Index, which measures the optimism of households about their financial condition, reached 76.2 in March, up slightly from 75.3 in February and the highest mark since early 2011.

Consumer spending also reached a seven-month high in February, according to numbers recently released by the Bureau of Economic Analysis. Spending was up by 0.8 percent when compared to January.

? ?Retail Construction Starts to Stay at Record Lows Until Debt Maturities Are Resolved? ? by Elaine Misonzhnik of Retail Traffic. The retail sector is definitely showing signs of improvement, but it?s likely to be a while before developers feel bullish enough to begin new construction. There are, however, some exceptions.

?In strong gateway markets, there is an appetite for financing new projects?provided they?ve got a good credit tenant base,? Bill Rose, director of Marcus & Millichap?s National Retail Group, told Misonzhnik. ?There are projects getting financed in Washington D.C., Baltimore, New York and Houston, but they need a good story and a good tenant mix. If you are saying to the lender ?Can we get a deal done somewhere in Wisconsin?? the answer is ?Probably not.??

WHAT'S HAPPENING:

TUESDAY'S PRIMARIES: Two states and the District of Columbia vote, but the marquee contest is in Wisconsin. It's the kind of big industrial state where a win by Mitt Romney will further solidify his standing as the likely GOP nominee and a Romney loss will infuse Rick Santorum's campaign with new energy. Both candidates have spent the past several days rallying their supporters across Wisconsin ? and eating cheese. Romney has the advantage in Wisconsin, based on the latest polls. He was also favored to win in Maryland and Washington, D.C. A total of 95 delegates to the GOP convention are at stake in the three contests.

TUESDAY'S DELEGATES UP FOR GRABS:

? 42: Wisconsin

? 37: Maryland

? 16: District of Columbia; whoever wins the primary gets all 16 delegates.

AP DELEGATE TRACKER:

WISCONSIN FACTS:

? The GOP presidential primary has been largely overshadowed by the recall election of Republican Gov. Scott Walker, scheduled for June 5.

? Ronald Reagan was the last Republican to win the state in a presidential election, in 1984.

? Known as America's Dairyland, Wisconsin ranks first nationally in cheese production and second in the production of milk. It has more than 1.2 million dairy cows, about one for every five residents.

FLOOR FIGHT: Santorum says a floor fight at the GOP convention over who should be the nominee would be "energizing" and a "fascinating display of open democracy" that would encourage more Republicans to participate. The former Pennsylvania senator has pledged to stay in the race, arguing that Romney has yet to win the needed delegates and isn't the strongest Republican to put up against President Barack Obama. Santorum, for one, thinks settling the matter on the convention floor will boost his chances of becoming the nominee. Other Republicans think such a scenario would only ensure Obama's re-election.

RUNNING FOR VP: Republicans eyeing a possible invitation to be Romney's running mate would do well to brush up on American political history. It's been nearly 100 years since a losing vice presidential nominee was also a politician skilled and lucky enough to eventually become president. The year was 1920 and his name was Franklin D. Roosevelt. So one takeaway for this year's much-talked-about group of potential vice presidential candidates is this: If you hope to be president one day, accepting the No. 2 spot is a pretty good deal if the ticket wins ? and a possible pathway to political obscurity if it loses. Of the dozen presidents since FDR, just five were former vice presidents. George H.W. Bush and Richard Nixon were elected but the others ? Harry S. Truman, Lyndon B. Johnson and Gerald Ford ? became president because of death or resignation.

MARCH MADNESS: Two underdogs for the GOP nomination are comparing themselves to the University of Kansas basketball team, which was down at halftime but rallied to defeat Ohio State and claim a spot in Monday's NCAA Tournament final against Kentucky. Newt Gingrich compared himself to the team during a campaign appearance in Maryland. But Rick Santorum beat him to center court, saying Sunday that to drop out of the race now would be like Kansas giving up after the first half. Santorum said the race "isn't even at halftime yet." But Kansas wasn't down by half, as Santorum is against Romney. Let's see what collegiate sports analogies the candidates make come Tuesday.

ROMNEY-RELIGION: Republican presidential candidate Mitt Romney sidestepped a question about his Mormon faith while campaigning for the Wisconsin primary. A Ron Paul supporter, 28-year-old Bret Hatch, asked Romney whether he agreed with a passage from the Book of Mormon that describes a cursing of people with a "skin of blackness." Romney's staff took away the microphone before the Green Bay man could read the passage. "I'm sorry, we're just not going to have a discussion about religion in my view, but if you have a question I'll be happy to answer your question," Romney said. Hatch then asked whether Romney thought it was a sin for interracial couples to have children. "No. Next question," Romney responded curtly. Hatch was citing verses from Mormon scriptures which he argued called it sinful for blacks and whites to have children. Such allegations are often made by critics who accuse The Church of Jesus Christ of Latter-day Saints of racism and consider Mormon teachings heretical. The church barred men of African descent from the Latter-day Saint priesthood until 1978. Some Mormons may have heard verses from scripture cited in their communities as an explanation of why blacks were not allowed to become priests. However, church leaders have said the origins of the prohibition are unknown. The church recently issued a statement from its offices in Utah denouncing racism and warning against what it called speculation about how the ban came to be.

OBAMA: Obama countered a charge from Romney that he's been weak in projecting American power abroad, but he skipped a chance to blast Romney and the rest of the GOP presidential field. Speaking in the White House Rose Garden alongside leaders of Mexico and Canada, Obama played the statesman's role. He said he's cutting his GOP critics "some slack" because they're still having a primary. But Obama did take exception to Romney's weekend remark that the president doesn't believe in "American exceptionalism," a reference to the unique role of the world's only superpower. Obama reminded listeners that the 2004 Democratic convention speech that thrust him into the national spotlight was all about "American exceptionalism."

How did humans evolve to walk upright? Fossil discovery complicates the picture. (+video)

Foot bones unearthed recently in Ethiopia belonged to a contemporary of 'Lucy,' the 3.2-million-year-old early human discovered in 1974. But these bones seem to belong to a different species, one thought to have split its time between walking upright and climbing trees.?

Learning to walk indicates a child's progression from infant to toddler. But walking on two legs is uncommon among mammals. In fact, standing and walking on our own two feet helps to set us apart from other mammals.

Skip to next paragraph A few million years ago, our ancestors stopped climbing trees and started walking upright, on two feet. To work out how and when this happened, researchers look for fossils -- and recently they found a surprising set of foot bones in Ethiopia. The foot is about 3.4 million years old, making it roughly the same age as 'Lucy' and her species, Australopithecus afarensis. But while Lucy's species had feet much like modern humans, the new foot has an opposable big toe, like a chimp. So do the foot bones represent a new species of hominin? Watch the video and decide.

New findings reported earlier this week in the journal Nature show that early hominins held onto their ability to climb trees longer than scientists previously thought.

Discovered in Burtele, Ethiopia, recently unearthed right foot bones are about 3.4 million years old and is thought to belong to a new species. The stiff joints of foot and toe bones suggest that the early hominin was capable of bending its foot upward to enable walking. The thumb-like big toe, however, would have helped it to also climb trees, like African great apes.

?It?s a lovely little foot to have,? paleoanthropologist Donald C. Johanson?told The New York Times. Working in Ethiopia in 1974, Johanson?discovered "Lucy," the first specimen of Australopithecus afarensis, a species thought to be either a human ancestor or a close relative of one.?Johanson's discovery indicated that bipedalism preceded humanity's increase in brain size.?

This new finding suggests that the evolution of bipedalism was more nuanced than we knew. The dual-purpose bones are about the same age as Lucy's, but scientists think that Lucy's species mostly moved by walking upright. Since two species of hominin existed at the same time, with different shaped feet, it appears that hominins evolved to walk more than once.

There are still many unknowns surrounding the evolution of humans' bipedalism.

Hominin bones of this age are uncommon. Their small size makes them susceptible to scavengers and deterioration. So there just isn't much evidence for scientists to use in their interpretations.

Without the rest of the Burtele skeleton, it is difficult to determine precisely how this hominin moved. As this NPR story points out, bipedalism requires evolutionary changes from head to toe.

"We need more fossils to determine what sorts of bodies went with these feet," wrote Daniel Lieberman, an evolutionary biologist at Harvard, in a commentary in this week's Nature.

Scientists will continue to hunt for more fossil evidence to expand their understanding of human bipedalism. This work, according to Lieberman, "will require researchers to continue getting their feet dirty in the field and the lab."
